Scott Himelstein here with the Scott Himelstein Group, your Los Angeles Realtor. If you’re looking to sell your home but feel it needs some improvements first, I’ve got the perfect solution for you.

Today, I want to share an incredible program we’ve developed to help get your home sold, especially if it requires some upgrades before hitting the market. Believe it or not, nine out of ten homes benefit from improvements before they’re listed.

One of the coolest things about working with the Scott Himelstein Group is our deep understanding of which improvements will give you the best return on investment. We know which upgrades are worth your time and money and which ones might not add much value. As a seller, it’s crucial to focus on the right areas to maximize your investment.

We take the time to sit down with our sellers and create a tailored plan to get your home market-ready and sold for top dollar. Now, you might be thinking, “Scott, that sounds great, but I don’t have the funds to improve my home.” Well, that’s where our Concierge Plus program comes in. This program allows you to make necessary repairs and improvements with no upfront costs – the expenses are simply deducted from your net proceeds at closing.

We’ve managed a variety of projects, from termite repairs and flooring replacements to painting and electrical panel upgrades. The best part? With our partners, you won’t have to spend a dime out-of-pocket to make these improvements happen. It’s a beautiful arrangement that simplifies the process for you.

Depending on the scope of work, you can either stay in your home or move out temporarily. Let’s say your home needs $20,000 to $30,000 worth of repairs to get it sale-ready. Here are some success stories to illustrate how our program works.

Recently, we had a client who used the Concierge Plus program and invested $33,000 in upgrades. This included replacing the electrical panel, redoing the flooring, removing old wallpaper, reglazing the bathrooms, installing new vinyl flooring, replacing carpets, removing acoustic ceilings, and landscaping. As a result, they received an offer within the first week, despite high-interest rates.

Another client, moving to Northern California, had green carpet reminiscent of a mini-golf course. We replaced the carpeting, painted the interior, and reglazed the primary bedroom shower. The house sold in the first week with over 10 offers, and it went for $162,000 above the list price.

For all our sellers, we also provide complimentary staging. This makes the home look fantastic online, exciting potential buyers. Instead of fixating on outdated features, buyers see a beautiful, move-in-ready property.

Another example involves an elderly seller who moved to assisted living. Her home had water damage, and the insurance didn’t cover all the repairs. Through our program, we fixed the drywall, replaced the flooring, and redid the kitchen, costing about $50,000. Again, there was no upfront cost for the seller.

Interested in learning more about our Concierge Plus program? Our sellers typically get two to four times their investment back, and we usually sell homes within a week, often with multiple offers. Reach out to us to see how we can help you achieve similar results. Remember, we cover the staging costs as part of our comprehensive marketing package.
